What to look out for
- WEG management or rental management
- The WEG administration takes care of the common property of a community of owners (resolutions, annual owners’ association budget, reserves). The rental management looks after rented apartments by individual owners (rent, utility billing, tenant changes). Many administrations offer both.
- Certification
- Proper administration generally includes appointing a certified administrator (§ 19(2) no. 6 WEG; qualifications under § 26a WEG). The exception applies only if there are fewer than nine separate ownership rights, an apartment owner serves as administrator and fewer than one third of the apartment owners request a certified administrator. Ask for proof of qualifications; statutory equivalent qualifications may also apply alongside the IHK examination.
- Contract and costs
- Compare the basic fee per unit per month and which services cost extra. Appointment as a WEG administrator is limited to five years, or three years for the first appointment after condominium ownership is established (§ 26(2) WEG).
