Real estate benchmark: use the initial value correctly

An official guideline value describes a model object. It's a good starting point, but it doesn't reflect the individual value of your property.

What is a property benchmark?

Property reference values describe a price level per square metre of living or usable floor area for defined zones and model characteristics. Düsseldorf's valuation committee publishes them annually. Always check the valuation date, property type and description of the reference property. Two identical prices per square metre may not be directly comparable if they refer to different property types or models.

Distinguish between property value and land value

A standard land value refers to the land per square meter of property area. A property reference value refers to the described developed model property or residential property per square meter of living/usable space. Do not add these two square meter values together. An asking price from an advertisement is also a different type of data and not a certified purchase price.

From the guideline to your own apartment

Start with the apartment evaluation using the link below: You select a supported city and specify the location and property characteristics. Availability depends on the actual data inventory; a missing model is not replaced by an invented number. Year of construction, area and other model features must match the official model. Renovations, damage or special features may require a professional inspection.

Calculation example and limits

Pure example: 3,000 €/m² for a model object and 80 m² initially result in 240,000 €. This multiplication does not take any deviations from the model into account. You may not derive from this either a guaranteed sales price or a court-approved market value. For inheritance, disputes or tax proof, please consult with a suitable specialist to find out which report is required.
