A property is more than its surface area. Prepare usage, legal situation and price assumptions before formulating an offer.

How do I sell my property?

Start with the actual ownership and parcel situation, current use and existing documents. Then write down what you can already prove and what is still open. A building plot, a garden area and an agricultural plot are different tasks. The term “building land” alone is not proof that a specific building can be approved. DDORF helps organize your information; a sale or buyer contact is not brokered here.

Determine property value: Land value is a starting point

The official standard land value describes a zone and reference date. Check its associated characteristics before multiplying it by the area of your land. Differences in use, plot shape, infrastructure or rights may matter. Area multiplied by the reference value is a simple guide based on your inputs, not a reliable individual valuation or guaranteed selling price. Do not use the apartment calculator to value land. Our standard land value pages and official BORIS NRW information help explain the figures.

Selling building land: development plan and infrastructure

If a development plan covers the property, its specific provisions matter; § 30 BauGB also requires access to the necessary infrastructure to be secured. Other planning-law situations need separate assessment. Clarify intended use, access, utilities and outstanding questions with the authority responsible, rather than assuming that neighbouring buildings establish development rights. Identify a pending preliminary planning enquiry as pending. Prospective buyers need clear documents, not a promise of planning permission based on online guidance.

What documents do I need to sell a property?

Organize the land register status, parcel information, site plan, area documents and the existing planning law information. Add information about development, lines, existing uses and known restrictions. Agree on which documents are currently required and from whom they can be obtained. For a partial area, it must be clear what exactly is to be sold and which surveying or land register-related steps are still outstanding. A general checklist does not replace this coordination.

Selling property without an agent: factual exposé

Describe the documented area, use, location and status of your enquiries. Separate approved facts from ideas for future development. Use your own or authorised images and plans, not unverified third-party project images. Prospective buyers must be able to see which information is still outstanding. Our Exposé tool creates a working draft, does not publish a listing and does not assess development rights. You organise viewings and questions yourself.

Check costs, taxes and time before committing

List potential surveying, document, loan repayment and contract costs separately. Tax questions depend on your situation and history; a blanket claim of tax exemption based on a general time limit is not an assessment. Clarify price, payment, outstanding conditions and the process before making a binding commitment. DDORF does not promise a quick sale, buy land or guarantee buyers or maximum prices.

Sell property in Düsseldorf and the region

Local source data belongs on the existing location page, general sales questions on this shared page. Select the city below for land value, price monitoring or sales documents. An available apartment valuation does not mean that DDORF automatically values the property. Additional city pages only become useful when they actually offer their own local information; a new URL alone does not create a reliable data basis.

Frequently asked questions about preparation

Selling a plot without an estate agent: what should I prepare?

Organize ownership details, the land parcel, use, access to utilities and infrastructure, and available information. Prepare a factual property brochure and flag unresolved points. These templates replace neither a building permit nor the specific contractual process.

Selling a plot: can I simply use the standard land value as the price per square metre?

No. The standard land value relates to a zone, a reference date and specified characteristics. Multiplying the area by that value does not produce an individual valuation. Differences in usability, plot shape and rights must be considered separately.

Sell building land or first consider dividing it?

First clarify the extent of the property to be sold and the information required. A plan you draw yourself does not automatically prepare part of a plot for sale. Surveying, access and legal implementation must be coordinated for the specific plot.

Selling an inherited plot: what additional questions arise?

Clarify who owns the property and who someone can act for. Check the previous history and tax issues separately. The existing inheritance page explains preparation and decision-making processes without deciding on the individual case.

Owner in Düsseldorf: What do you want to prepare?

First put the property value in context

For individual apartments, a supported local model is required. Approved single-family and two-family home models have a separate calculator. These calculators do not automatically value plots or entire apartment buildings.

Sell or rent?

Compare your own selling costs, remaining debt, rental surplus and reserves. The calculation scenario does not automatically decide the best strategy.

Prepare for sale without an agent

Selling a house or apartment privately: check the documents, prepare a factual property brochure and document the handover. No contact form or agency instruction.

Use the home selling checklist →

Let an apartment and draft an advertisement

Organize the rent, details and images. Save a free advertisement draft; it is not published or shared with agencies.

Selling property and official land values in your city

Use local data for context. Official land values and advertised rents are not an individual valuation of your plot or apartment building.
