Methodology: This is how our numbers are created
Where do the numbers in DDORF WOHNEN come from, how do we calculate – and what are the limits? This page explains each step so that you can classify and verify our values for yourself.

Three ways, different statements
These types of data are marked separately. The respective source, calculation and limitation are part of the result.
Published basics
BORIS NRW and valuation committees
Guide values and purchase price statistics
The official source and its reference date remain visible.
Our own analysis
Publicly available source data
Median, range and sample
Asking prices are not actual paid purchase prices.
Our own calculation
Sources, characteristics or your assumptions
Indicative classification
A model provides a classification, not a price guarantee.
Types of data
Official source, our own calculation, our own analysis and DDORF estimate identify where our figures come from. We distinguish them consistently in text, charts and tables. Each figure has a symbol and label, so the distinction does not depend on colour alone.
| Data Type | Source | Data status | What it tells you | What not |
|---|---|---|---|---|
| Official source | BORIS NRW, valuation committees of North Rhine-Westphalia, rent index of the cities | Reference date and validity period of the source | Guide values for locations and actual purchase prices paid from notary contracts | no value for your specific property |
| DDORF estimate | Our own calculation based on publicly available source data. | Data status at the result | indicative market price assessment of your property with a range | no market value report according to § 194 BauGB |
| Our own analysis | Our own analysis based on publicly available source data. | Data status at value | what sellers and landlords are currently asking for | no actual sales prices |
We never show asking prices and actual purchase prices in the same graphic without a clear separation. The source and status are listed under each key figure.
WertPilot – Calculation step by step
- Step 1Real estate guideline valueStarting value for location and standard object on the key dateOfficial source
- Step 2Adjustment factorsYear of construction, living space and - depending on the city - modernization, equipment, floorDDORF estimate
- Step 3RangeSource and limitations shown with each resultDDORF estimate
| feature | Use |
|---|---|
| Location | Address and local reference value zone; no additional arbitrary location adjustment. |
| Year built and living area | Form inputs, used only within the supported local model. |
| Modernisation, fittings and floor | Available input fields vary by city. A feature is not shown as an applied factor unless an automatic adjustment is supported. |
| Lift, parking space and other features | Not every feature has an input field or an automatic adjustment. For Düsseldorf, such features are listed among the model limitations; published feature ranges may contribute to the indicative range. |
Value = IRW × Π(factors) × living area
Example: Condominium · Mörsenbroich · 75 m² · Year of construction 1995
The figures only illustrate multiplication. Not every factor shown is applied automatically by the calculator. Refer to the adjustments and the features not taken into account listed in each result.
| Hypothetical starting value | 3.400 €/m² | Illustrative example | |
|---|---|---|---|
| × | f year of construction 1995 (reference 1965) | 1,070 | +238 €/m² |
| × | f Modernization (comprehensive) | 1,028 | +102 €/m² |
| × | f living area 75 m² (reference 70 m²) | 0,991 | −€34/m² |
| × | f fittings (no elevator, parking space) | 0,975 | −€93/m² |
| = | adjusted value per m² | 3,613.55 €/m² | Π ≈ 1.063 |
| × | Living space 75 m² | 271,016 € | ≈ 271.000 € |
Range for reliability B: 252.000 – 289.000 €
The range follows the basis stated with the result. Published feature ranges, model assumptions and missing inputs may affect its width. The reliability rating alone does not determine a fixed width; additional inputs do not automatically narrow the range.
Reliability A-D
The rating shown with the result describes the data basis, not guaranteed accuracy. The categories below are qualitative explanations, not fixed percentage intervals.
| stage | Guideline | Your details | Classification |
|---|---|---|---|
| A · high | current IRW (Immobilienrichtwert), property close to the standard | complete | Check the limitations shown with the result |
| B · good | current IRW | complete, condition only estimated | Check the limitations shown with the result |
| C · medium | IRW present, object differs significantly | partly incomplete | Check assumptions and missing features |
| D · low | Guideline only fits to a limited extent | Incomplete | Professional assessment recommended |
No percentages – why?
Our own analysis of offer data
Our own analysisListing data shows the prices asked in property listings. It responds to market changes faster than official data, but represents asking prices. Our own analysis based on publicly available source data.
- Our own analysisOur own analysis based on publicly available source data. The publication of photos and texts requires the necessary usage rights and releases.
- ComparabilityThe key figures describe the reported sample. They are not official market values and are not a complete reflection of the market.
- Median instead of meanWe show the median: half of the offers are below and half are above. Individual luxury objects hardly shift it - unlike the average. P25-P75 shows the middle half of the offers.
- At least n ≥ 10Below 10 listings, we show no figure or chart. We explain that the sample is insufficient and offer an alternative, such as the neighbouring district or whole city.
DDORF rental estimate
DDORF estimateFor cities without a published or usable rent index, we estimate a typical existing rent. The basis is the net rents from the census 2022 (key date 15.05.2022) for each area and year of construction. We derive the development since then from our offer data.
We checked the method against 234 calculations in 13 cities in the region with a rent index. The average deviation was 7.7%; in 80% of cases, the rent-index value fell within the displayed range of ±12.6%. These reference points were also used to tune the level factor. The figures are therefore not an independent test on new apartments and do not guarantee accuracy for your property.
Rent estimate figures: our own analysis; model description reviewed on 12 October 2026. Census reference date: 15 May 2022. The comparison figures use the same reference points as model calibration; they are not an independent accuracy test.
No local comparable rent.
Citing the data
When citing a metric, include its data type, reference date, sample size (n), unit and the source stated with the result. An analysis of asking prices is not a record of completed transactions; a DDORF estimate is not a formal market-value appraisal.
Check the licence of each original source. BORIS NRW is attributed with the stated Data Licence Germany – Zero – Version 2.0. Maps may have other sources and terms of use.
Düsseldorf: neighbourhoods, boroughs and postcodes as CSVThe CSV states its official sources, reference dates and licence. Include these details when reusing the data.
Purchase prices & price development
Official sourcePrices actually paid come from the purchase price collection of the valuation committees: Notaries report every purchase contract, the valuation committees evaluate them and publish average and guideline values, usually once a year. We show these values with the year and source - separately from the asking prices.
The price development on the city pages follows the published land values, real estate values and purchase prices from BORIS NRW and the property market reports. We always refer the change to the previous published year; if a year is missing, “since” is included with the comparison year.
Makler-Score
The general DDORF score is not published. The finder and business profiles are in closed testing. Observed listings and price changes prove neither sales quality nor the full size of an agency portfolio.
Free collaborations do not affect the neutral sorting.
Boundaries
Our numbers have limits. We name them instead of hiding them.
- No viewing. Only details collected and implemented in the city model are included. Layout, damage, noise and views are not automatically assessed.
- Stichtag. Guideline values apply as of the key date 01.01. They do not yet reflect market movements after that.
- Unusual properties. We do not automatically evaluate monuments, leaseholds, residential rights or apartment buildings.
- Missing guidelines. Where there is no property reference value, we do not calculate. In Jüchen and Rommerskirchen, for example, we do not show automatic valuations, but rather guideline land values and - if there are enough offers - asking prices.
The WertPilot provides an indicative assessment - not a market value report according to § 194 BauGB. You usually need an appraisal for inheritance, divorce, tax office or court.
