Real estate transfer tax in the standard case
The actual assessment basis, exemptions and special cases are not examined here. The tax assessment is decisive. Notary, land register and commission may be added.
Plan total additional purchasing costs →This is how the standard calculation works
If the taxable consideration is assumed to be 250.000 euros, the approach results in 16.250 euros; for 400.000 euros it is 26.000 euros, for 600.000 euros it is 39.000 euros. These are calculation examples, not a specification for your contract.
Real estate transfer tax is not property tax
This calculation concerns the purchase. Ongoing property tax is a different tax and is not included. The calculator does not replace a tax assessment or a review of the contractual arrangement.
Land, new building and special contracts
Not every contract constellation can be treated as a simple purchase price times tax rate. For land and construction contracts, special considerations or possible exemptions, the individual assessment basis must be clarified. The calculator does not recognize such cases and does not recommend any tax avoidance arrangements.
What is missing from the purchase budget?
Notary, land register, agreed commission, financing, modernization and reserve are missing from the pure tax amount. Then use the additional purchase costs calculator, enter actual contract values and keep planning approaches separate from binding amounts.
