01Follow-up financing: Compare remaining debt instead of just monthly installments
A low initial monthly payment does not tell you how much debt will remain when the fixed-rate period ends. For each offer, ask for the outstanding balance, agreed repayment rate, effective annual interest rate and a breakdown of costs. Compare offers using the same assumptions, rather than choosing solely by the lowest monthly payment.
Also calculate a scenario with a higher refinancing rate. How much room remains after living expenses, reserves and ongoing property costs? An assumed rate is neither a forecast nor a loan commitment. Allow for changes in your household or income without relying solely on anticipated property-price increases to make the loan affordable.
The equity calculator helps you prepare, while the renting versus buying comparison lets you explore different assumptions. DDORF does not assess creditworthiness or arrange a loan here.
02Which documents should you arrange before a financing comparison?
| area | Preparation |
|---|---|
| household | Regular income, expenses, existing liabilities and available reserve |
| Equity | Amounts available and timing of availability, separate from tied investments |
| Property | Price, area, condition, known burdens and relevant documents |
| Schedule | Purchase process, payout, planned work and possible transition phase |
Your financing provider decides which supporting documents are required. Do not upload income evidence or bank records to general website forms. Use the document checklist to organise the property documents; it does not replace the bank’s or notary’s review.
03How much does a property in Düsseldorf really cost?
You pay both the purchase price and acquisition costs. Start with the actual asking price and check the property’s features. Official reference values and market reports are available from BORIS NRW; the guide to the comparative value method explains how to assess comparable transactions.
Banks are often reluctant to finance the costs that come on top of the purchase price. In North Rhine-Westphalia, these fall into four categories:
| Item | Who sets the amount? | Pays |
|---|---|---|
| Real estate transfer tax | Tax rate of the state of North Rhine-Westphalia on the purchase price | Buyer |
| Notary | Fees according to the Court and Notary Fees Act (GNotKG), depending on the purchase price | Buyer |
| Land Registry | Fees under GNotKG for the priority notice securing ownership transfer, registration of ownership and creation of the land charge | Buyer |
| Estate agents | freely negotiated; for apartments and single-family homes, the buyer pays at most half if the seller hired the agent (§ 656d BGB) | Buyer and seller |
The NRW tax authorities publish the applicable real estate transfer tax rate. The notary calculates notary and land registry costs according to the GNotKG tables; please obtain a list of costs before notarization. Whether a broker's commission is charged and how much is stated in the exposé.
Good to know

04How much equity?
You should at least pay the additional purchase costs from your own funds. An additional share of the purchase price is better. The less the bank finances in relation to the value of the property, the lower the interest rate usually is.
Equity includes bank balances, securities, home savings balances, land already paid for and often family loans without a fixed repayment schedule. Some banks also recognise a limited value for building or finishing work you carry out yourself.
Full financing means that the bank lends the whole purchase price, sometimes including acquisition costs. This is possible but more expensive: the interest-rate premium is noticeable, and substantial debt remains when the fixed-rate period ends. Falling prices or a higher refinancing rate can then strain the budget. Full financing is better suited to a high, secure income and a relatively short remaining period until the loan is repaid.
Don't forget the reserve
05How much house can I afford? Example calculation
The bank’s household affordability calculation determines how much you can borrow. It deducts fixed expenses from net income: living costs, insurance, existing loans and ancillary costs of the new property. The remaining income must safely cover the monthly loan payment, with a buffer.
The monthly loan payment depends on the interest rate and initial repayment rate. The calculation below uses an assumed interest rate; it is an example, not a financing offer:
| Initial repayment | Monthly loan instalment | Remaining debt after 10 years |
|---|---|---|
| 2 % | 1.833,33 € | around €304,000 |
| 3 % | 2.166,67 € | around €257,000 |
- 1Fixed-interest periodThe interest rate is fixed for this period. Longer commitments usually cost a premium, but protect against rising interest rates. 10, 15 or 20 years are common.
- 2RedemptionA higher repayment amount increases the loan instalment but significantly reduces the remaining debt. A low repayment rate means it takes a very long time to repay the loan.
- 3Special repayments and repayment changesAgree on the right to make additional repayments annually or to change the repayment. This gives leeway for bonuses, inheritance or changes in income.
06Bank, savings bank or intermediary?
Compare several offers with the same key data: same loan amount, same fixed interest rate, same repayment. Only then are effective interest rates comparable.
| Provider | Typical | Please note |
|---|---|---|
| Stadtsparkasse Düsseldorf, district savings banks in the surrounding area | On-site advice, knows the local market | only compares its own products and affiliated partners |
| Volks- und Raiffeisenbanken | On-site advice, organized cooperatively | Offers differ between lenders |
| Direct and online banks | Agreement concluded largely online | little personal support, special cases difficult |
| Agent (online or on site) | compare many banks in one appointment | are usually paid for by the bank; ask which banks are included |
For buyers in Neuss, Meerbusch or Kaarst, the local Kreissparkasse is often their main bank; the same applies in Ratingen, Hilden and Mettmann. A mortgage broker can be particularly useful if your circumstances are less straightforward, for example if you are self-employed or have little equity. It is still worth obtaining an offer from your usual bank for comparison.
Do not compare interest rates alone. Also consider the period without commitment interest — how long you can leave the loan undrawn without paying that charge — rights to additional repayment, changes to the repayment rate, and whether the bank includes subsidised loans. Commitment interest can be significant for new builds paid for in stages as construction progresses.
The European Standardized Information Sheet, which every bank must hand out before concluding a contract, summarizes the key data of an offer in a uniform manner. Place the information sheets next to each other - this way you can see the differences more quickly than in advertising brochures.
07Funding 2026
Subsidised loans are available from North Rhine-Westphalia through NRW.BANK and from the federal government through KfW. Programmes change frequently, so always check interest rates, maximum amounts and income limits in the current information sheet. Applications usually go through your bank before you sign the purchase contract.
| program | For what | Where to read |
|---|---|---|
| NRW.BANK residential property | Purchase or construction of owner-occupied residential property subject to state income limits | nrwbank.de |
| KfW 300 – home ownership for families | New construction or first purchase of a new building for families with children, with income limits and efficiency requirements | kfw.de |
| KfW 308 – Young buys old | Purchase of an older, energy-poor house by families, combined with an obligation to renovate | kfw.de |
| KfW 261 — Renovation (BEG) | Renovation to an efficient house, even directly after purchase | kfw.de |
In Düsseldorf, the city's Housing Office is responsible for the state's housing promotion. There you will find out whether your income is below the applicable limits. For existing properties, it is worth taking a look at the energy certificate: it shows whether renovation funding is an option.
08Lending value: why the bank calculates differently
The bank does not base financing on the purchase price, but on a conservatively determined mortgage lending value. This is usually below the purchase price because it is intended to reflect only the value sustainable over the long term. For mortgage-bond banks, the Mortgage Lending Value Regulation sets out how it must be determined.
- 1Land valueStart with the local valuation board’s standard land value. The BORIS NRW: official land values page shows the value for your address.
- 2Asset value (cost approach)For owner-occupied houses: land value plus construction costs of the building, less age depreciation.
- 3Income valueFor rented properties: What the property permanently earns in rent, less management costs.
The ratio of the loan to the mortgage lending value is called the loan-to-value ratio. The higher it is, the higher the interest-rate surcharge. If the purchase price is significantly above the bank's valuation, you must cover the difference with additional equity.
In Düsseldorf, this particularly affects sought-after locations and new buildings: buyers here often pay prices that are higher than what a cautious valuation would suggest. For older houses, the bank deducts money for renovation backlogs. Ask the bank to tell you what value they are expecting before you make an offer.
09Follow-up financing and forward loans
When the fixed-rate period ends, you will need to refinance the outstanding balance. You can renew with your current bank or switch lenders. Obtain competing offers: renewing may be convenient, but it is not automatically the cheapest option.
With a forward loan, you secure the interest rate for follow-up financing years in advance. You pay a surcharge for this. This is worth it if you expect rising interest rates and have a high remaining debt.
Start arranging refinancing early. Your bank will usually send a renewal offer a few months before the fixed-rate period ends. If you want to switch, allow time to compare offers and transfer the loan security to the new bank. Also check whether you can increase repayments: the outstanding balance is lower, and your income may be higher than when you bought.
Right of termination after ten years
10Documents for the bank
Complete documents can help you receive approval sooner. The bank usually asks for:
| area | documents |
|---|---|
| person and income | ID, recent payslips and income-tax statements; for self-employed applicants, tax assessments and balance sheets or income-and-expense accounts |
| Assets and obligations | Account statements, proof of equity, current loans, maintenance obligations |
| Property | Exposé, land register extract, land map, living space calculation, building description, photos, energy certificate |
| Condominium additional | Declaration of division, minutes of the owners' meetings, annual owners’ association budget, amount of maintenance reserve |
| New building additional | Property developer contract or draft, payment plan, building permit |
11Checklist: from exposé to commitment
Follow this order. It prevents you from signing a purchase contract without the financing being in place.
- 1Clarify budgetWrite down equity, reserves and affordable monthly payments. A financing confirmation from the bank helps with viewings.
- 2Search for property and check priceResearch offers through Buy an apartment (research directly from suitable providers) and Buy a house (research directly from suitable providers), and assess the price using the the guide to interpreting comparable prices.
- 3Request documentsAll property documents from the seller or estate agent, including owners’ association meeting minutes for apartments.
- 4Compare offersAt least two to three offers with the same key parameters. Ask about subsidised loans at the same time.
- 5Sign loan agreementOnly after a binding commitment. You then have 14 days of right of withdrawal (§ 495 BGB).
- 6Notary appointmentYou will receive the draft purchase contract in advance. The bank also needs it to prepare the land charge (Grundschuld).

Frequently asked questions
How much equity do I need for an apartment in Düsseldorf?
You should at least pay the additional purchase costs from your own funds. More equity lowers the interest rate and the remaining debt.
How high are the additional purchase costs in NRW?
They consist of 6.5% real estate transfer tax (NRW), notary and land registry costs and, if applicable, the broker's share. The current tax rate is stated by the NRW tax administration, and the notary fees are based on the GNotKG.
What funding is available to property buyers in NRW in 2026?
NRW.BANK provides support for owner-occupied homes, and KfW does so through programmes including 300, 308 and 261. The current information sheets set out the terms and income limits.
How much can I borrow based on my income?
The bank's household budget calculation determines this: after all fixed expenses are deducted, the loan instalment must remain safely affordable. Your equity and the property's mortgage lending value also matter.
What is the loan value?
A conservatively assessed value that the property is expected to sustain over the long term. It is usually below the purchase price and helps determine how much the bank will lend and at what interest rate.
Is a mortgage broker worthwhile?
Often, yes: a mortgage broker compares several lenders at once, which can be especially useful if you are self-employed or have little equity. Ask which banks are included and obtain an offer from your own bank for comparison.
