No overall asset comparison: property value at the end, remaining debt, taxes, changes in value and reinvestment of rents are missing. The property remains in the rental scenario. Negative amounts are a financing requirement, not an investment balance.
What are you comparing here?
A sale makes tied capital available; Renting maintains ownership and provides ongoing income with responsibility and costs. The calculator shows liquidity, not an automatic recommendation. The observation period is your assumption. The result is neither a property valuation nor a forecast.
Calculate sales proceeds
Sales price minus your own selling costs minus remaining debt results in the calculated revenue. Your costs may include, for example, documents, agreed services or a specific early repayment penalty. DDORF does not charge any fees. Taxes are not included. Example: 400.000 € minus 10.000 € costs minus 100.000 € remaining debt results in 290.000 €.
Rental: What remains available annually?
Twelve months' base rent minus assumed rent loss, owner costs and debt service give the annual cash flow before tax. With €1,200 monthly base rent, 5% rent loss, €3,000 costs and €6,000 debt service, it is €4,680. Repayment reduces cash flow but pays down debt. It is therefore not an expense in the same sense as interest.
Why is there no winner?
The letting scenario does not include the property’s eventual value or outstanding debt; the sale scenario includes only the assumed amount invested. Do not compare these figures directly as total wealth. Also check condition, repairs, financing, taxes and your willingness to manage the property. The alternative investment rate is an adjustable assumption, not a promised return.
Sell rented
A sale does not automatically end an existing rental agreement. According to § 566 BGB, the purchaser enters into the rental agreement under the legal requirements. A possible right of first refusal according to § 577 BGB depends on further requirements. Check the contract, usage and individual case before agreeing to free availability.
