Basics

What is the rent index?

The rent index for Kaarst shows which base rents (Kaltmiete) are usual for comparable apartments – by location category, size, year of construction and fittings. It is the basis for rent increases and for rent control (Mietpreisbremse).

Local reference rent
What has been agreed or changed in Kaarst for comparable apartments in the last six years.
Basic rent, excluding operating and heating costs
Rent without additional costs and without heating costs (net rent).
Residential location
Criteria in the current rent index and, where applicable, its residential-location map; no automatic classification based on the district.
Asking rent
What landlords charge in advertisements today – usually higher. We show them separately, never mixed together.

Questions

Frequently asked questions

F-01

Is the rent index binding for my landlord?

The rent index is the usual basis when landlords in Kaarst justify a rent increase up to the local comparative rent - and for the rent cap. If in doubt, legal advice will clarify whether it is relevant in your case.

F-02

What is included in the basic rent – and what is not?

Basic rent (Kaltmiete or Nettokaltmiete) excludes operating costs such as water, refuse collection and communal cleaning, as well as heating. Only this amount is compared with the rent index.

F-03

Why are asking rents higher than the rent index?

The rent index shows the rents agreed or changed in recent years, while advertisements show what landlords are charging today. We therefore show both values separately.

Separate comparison rent and asking rent

A listing shows what the provider is asking. A rent index has a different basis of comparison. Check its edition, scope and relevant apartment characteristics; a city median does not replace it.
