Brief answers

  • A room in a shared flat is usually advertised with rent including heating and operating costs (Warmmiete). Compare it with a small apartment by relating the price to the area you use — your room plus a share of the kitchen and bathroom.
  • The rent cap also applies to rooms in shared flats: a maximum of 10% above the local reference rent (§ 556d BGB). Furnished rooms in the apartment in which the landlord lives are excluded.
  • Main tenants are entitled to permission to sublet if they have a legitimate interest (§ 553 BGB); the deposit amounts to a maximum of three net rents (§ 551 BGB).

01Rent out rooms in shared flats: Clarify contractual partners and rooms

Describe the rented room and shared areas clearly. Establish whether each resident has an individual agreement, the group rents jointly, or a sublet is planned. Each arrangement raises different questions about consent, payments and later changes of tenant. Completing a tenancy draft does not resolve those questions. Keep supporting documents secure; private application documents do not belong in a public listing.

02Rental price for a room in a shared apartment: make the components understandable

Record the room area, agreed shared use, net rent, operating costs and other agreed components separately. A citywide median for whole apartments is not automatically a suitable room price. Special conditions under § 549 BGB may matter for a furnished room in a home occupied by the landlord; calling it a shared flat does not establish an exception. Check the permissible rent separately and document Handover, keys and inventory.

03How much does the room cost including everyday life?

Record the monthly payment amount and the extent of use: your own room, common areas, included energy, internet and possible other costs. The living space of an entire shared apartment is not automatically your personally rented space. A general comparison of square meters can therefore be misleading.

Use the rental-budget calculator to compare a shared flat and a small apartment by their actual total costs. Do not add an item again if it is already included. The examples are not observed Düsseldorf room prices.

05Rooms in shared flats in Düsseldorf: price level 2026

Rooms in shared flats in Düsseldorf are cheaper than your own small apartment, but not cheap. How much a room costs depends primarily on the district, size and what is included in the rent.

Most listings quote rent including heating and operating costs (Warmmiete), often also electricity and internet. To compare them, use the area you actually occupy — your room plus a share of the kitchen, bathroom and hallway. Divide the rent excluding heating and operating costs (Kaltmiete) by that area.

Before agreeing, ask exactly what the rent covers: heating and water, electricity, internet, the broadcasting contribution and cleaning supplies for shared areas. Clarify whether operating costs are settled later with possible extra payments or included in a fixed flat rate. Two listings with the same all-inclusive rent can differ substantially.

Check the agreement and cost breakdown underlying the requested room rent. Information in the Rent index can help with context; it does not automatically establish that a particular subletting agreement is lawful.

06The best districts for shared apartments

Most shared apartments are in the inner-city districts with many old apartments. Old buildings often have large, similarly designed rooms - ideal for multiple roommates.

  1. 1Bilk and UnterbilkClose to Heinrich Heine University, with pubs, cafés and good transport links. Popular student areas—Bilk (research directly from suitable providers) and Unterbilk (research directly from suitable providers). Research offers through Rental apartments in Bilk (research directly from suitable providers).
  2. 2Flingern, Oberbilk, PempelfortCentral, mixed and creative. Oberbilk is beside the main station and often somewhat cheaper. Read more about Flingern-Nord (research directly from suitable providers).
  3. 3DerendorfNear the Hochschule Düsseldorf campus, with many newer apartments.
  4. 4Cheaper locations with rail connectionsDistricts further away from the center, but with a direct S-Bahn or U-Bahn line to the university or the main train station. Check the travel time before committing.

07Where to look? Platforms, groups, student union

Rooms in shared flats are mainly allocated online. Search in several ways at the same time and react quickly - good rooms are often gone after a few days.

  1. 1Shared-flat platformsMost of the rooms are available on specialized shared apartment portals. Create a search profile and have new offers reported to you.
  2. 2Groups on social networksFor Düsseldorf there are groups for apartments and rooms in shared flats. Pay particular attention to scams here.
  3. 3Universities and student unionsBulletin boards, university housing exchanges and advice from the Düsseldorf Student Union.
  4. 4Own requestA short application with a photo, move-in date and budget sometimes brings offers that are not even made public.

08Place in a dormitory as an alternative

For students, a place in a dormitory is often the cheapest solution. In Düsseldorf, the Düsseldorf Student Union in particular allocates rooms and apartments in its residential complexes.

The places are in demand, the waiting times can be long. Therefore, apply early, ideally when you have already confirmed your place at the university. Current residential complexes, rents and the application process can be found on the Student Union website. There are also private dormitories and apartment buildings for students, which are usually more expensive. Compare exactly which services are included in the flat rate and how long the contract lasts at least.

09Main tenant, subtenant, joint debtor: forms of contract

Your security as a tenant in a shared apartment depends on the contract. Three arrangements are common.

Comparison · Types of contract in the shared apartment
FormWho is the contractual partner? What does that mean for you?
SubleaseYou rent from the main tenantIf the main rental agreement ends, you also have to move out
All as joint tenantsall with the landlordeveryone is jointly liable for the entire rent (joint debtors)
Individual contractseach tenant with the landlord for their own roomYou are only liable for your part

Permission to sublet: A main tenant needs the landlord’s permission to sublet a room. If a legitimate interest arises after the agreement, for example when a housemate moves out or rent becomes unaffordable, § 553 BGB gives a right to permission. Refusal needs an important reason, such as overcrowding. A reasonable rent increase may be required if the sublet would otherwise be unreasonable for the landlord.

Good to know

If you sublet a room in the main tenant's own apartment and they have furnished most of it, your protection against tenancy termination is limited (§ 549(2), no. 2 BGB). Obtain the notice periods in writing.

10Rent cap also applies to rooms in shared flats

Yes, the rent cap also applies to rooms in shared flats in Düsseldorf. For a new rental, the rent may not exceed 10% above the local comparative rent (§ 556d para. 1 BGB). This also applies if the main tenant sublets.

A reasonable surcharge may be added for a furnished room. The exception is a furnished room in the apartment in which the landlord lives if he has mainly furnished it (Section 549 Paragraph 2 No. 2 BGB).

A main tenant cannot simply profit from a sublet at housemates’ expense. If your room rent substantially exceeds its share of total rent, investigate. The Tenancy law basics and comparative rent explains how; the tenants’ association can advise.

11Applying for a shared flat: an application that works

Many people apply for popular rooms. A short, personal message sets you apart from standard texts. It is better to write a few, well-suited applications rather than many identical ones.

  1. 1Read the listing carefullyAddress what the shared apartment says about itself – age, everyday life, wishes for new roommates.
  2. 2Briefly introduceName, study or profession, date you move in, how long you want to stay and what you do in your free time.
  3. 3Be reachableProvide a telephone number and times when you can come for a viewing.
  4. 4Be honest when applying for a shared flatDiscuss cleaning schedules, guests and noise openly. A shared flat works only when expectations are compatible.

12Residence registration, broadcasting contribution, deposit

As a shared apartment resident, you must also register in Düsseldorf within two weeks of moving in (§ 17 BMG). This also applies to subtenants.

  1. 1Landlord's confirmation of residence (Wohnungsgeberbestätigung)Your landlord – the main tenant if you are subletting – must confirm that you have moved in (§ 19 BMG). With this confirmation you register at the Citizens' Office.
  2. 2Broadcasting feeThe contribution is charged per apartment, not per person. In a shared apartment, one person pays it for everyone; the others share the costs internally. Anyone who receives BAföG and does not live with their parents can be exempted.
  3. 3DepositA maximum of three net rents (§ 551 BGB). You can pay them in three monthly installments. Have the payment acknowledged.

13Recognize fraud in shared apartment offers

Fraudsters are taking advantage of the pressure on the shared apartment market. The trick is almost always the same: a nice room at a cheap price that you have to pay before the viewing.

  1. 1money before the viewingDeposit or rent should be transferred so that the key can be sent. Reputable shared apartments show the room beforehand.
  2. 2Provider not availableOnly email, no phone number, supposedly abroad. Ask for a video call in the apartment.
  3. 3Copies of ID cardsDo not send a copy of your ID until you have viewed the room and met your potential flatmates.

If in doubt: don't pay

Do not pay until you have seen the room and signed a contract. If you have already transferred money, contact your bank immediately and report it to the police.
